Brentwood Local Market Update — June 2026

Key takeaways

Imagine you bought a house in CM14 seven years ago. If you had just left that house alone—didn't touch the walls, didn't paint the fence—it would have seen a capital appreciation of over £25,000 just by sitting there. That’s an average increase of roughly £3,500 every single year!

A Tale of Two Prices, CM14 Property Market — June 2026

Hello there! Peter Garland-Collins here. Have you ever wondered why the price you see on a "For Sale" sign isn't usually the price the house actually sells for? This June, that gap has become the biggest talking point across our local neighbourhoods.

Whether you’re walking past the beautiful homes on Queens Road or popping into the shops near Brook Street, market activity is shifting. Right now, the average price people are asking for their homes in CM14 is £441,245. On paper, that looks like a big jump—up by £10,514 just since last month. But here’s the twist: what people are actually paying is a different story.

The Great Balancing Act

Did you know that there's currently a £19,711 gap between what sellers are hoping for and what buyers are willing to pay?

In plain English: sellers are being very optimistic, but buyers are digging their heels in. We are firmly in a "Buyer's Market." This means if you’re looking to move to a new spot in Warley or perhaps find a detached home near London Road, you have significant power to negotiate. With current stock levels, you have the luxury of choice and the ability to find the right deal.

Plenty of Choice on the Shelf

Imagine walking into a bakery that has 398 different cakes on display. That’s what CM14 feels like for a buyer right now. With 434 active listings analysed this month, there is a huge amount of choice for buyers.

Typically, we are seeing about 16 homes find new owners every single month. Because there is such a high volume of properties currently for sale relative to the number of successful completions, the competition for sellers is quite high. This abundance of housing supply is exactly why buyers are feeling so relaxed.

The Long-Term Win

I mentioned that £25,052 growth earlier. To put that in perspective, back in 2019, the average home in CM14 sold for £396,482. Today, that same "average" home fetches £421,534. While the month-on-month "sold" price only ticked up by a tiny £1,539 (0.4%), the long-term journey of owning a home here has been incredibly rewarding. Property in CM14 is like a slow-cooker: it takes its time, but the end result is usually very satisfying.

What’s happening near you?

The CM14 postcode is a real mix of high and low. We've seen some eye-watering activity recently, like a massive sale at Wickes on Brook Street for over £8 million, and a beautiful farm in South Weald changing hands for £2.75 million.

But for most of us, the market is much closer to home. 70% of the houses being sold in our area are priced between £250,000 and £800,000. Whether you are in a semi-detached house in the heart of the postcode or looking for something more rural on the outskirts, the message is the same: prices are steady, choice is high, and there is equity to be gained if you’re staying for the long run.
