I was walking down the High Street yesterday, just past the Baytree Centre, when I bumped into a couple I helped move into a lovely semi-detached house near Warley Hill a few years back. They asked me a question I hear at least five times a day: "Peter, is now a good time to be on the move, or should we just hunker down?"
It’s a fair question. Right now, being a homeowner in the CM14 postcode feels a bit like being at a car boot sale where there are loads of stalls but not quite enough shoppers with their wallets out. Whether you’re tucked away in a quiet leafy spot in Brook Street or living close to the action near Kings Road, the rhythm of the market has changed gear as we head into the autumn.
What’s the price on the ticket?
If you’ve been scrolling through property apps lately, you might have noticed something interesting. The average price sellers are hoping to get in CM14 currently sits at £431,875. To put that in perspective, that’s roughly what you’d expect to pay for a nice three-bedroom family home in many parts of our area.
However, since last month, that "hopeful" price has actually dipped by £18,168. It’s as if sellers are starting to realise they need to be a bit more realistic to catch a buyer’s eye.
Plenty of fish in the sea
If you’re looking to buy, you’re in luck. There are currently 404 homes for sale across CM14. Imagine a giant supermarket aisle filled with houses—right now, that aisle is very well-stocked. Most of these homes are priced between £250,000 and £750,000, so there is a huge variety of choice, from first-time starter flats to larger family houses.
Because there are so many options, buyers aren’t in a rush. They are taking their time, doing their homework, and viewing multiple places before making an offer.
The gap between "Asking" and "Getting"
Here is the most important bit of news for September: there is a bit of a "negotiation gap." While the average price people ask for is over £431k, the average price people actually paid over the last year is £402,745.
Did you know that, on average, there is a £29,130 difference between the price on the advert and the final price agreed? That’s about 7% less. It means that if you’re selling your home in CM14 right now, you should be prepared for a bit of haggling. Buyers are firmly in the driving seat at the moment.

Property isn’t a sprint; it’s a marathon. If you bought your home in CM14 exactly seven years ago, it is worth £4,923 more today than it was then. While a 1.2% increase over seven years might not sound like a jackpot, it means your home has held its value and even grown a little, despite all the ups and downs the world has seen lately.
